From Kampala to Dubai: A Real Estate Study Tour That Changed Everything

When we first announced the Dubai study tour for our Global Institute of Property Studies (GIPS) students, the excitement was palpable. What started as an ambitious plan to take 11 students and staff to explore Dubai's thriving real estate market turned into an incredible learning experience for the 7 who made the journey. Despite visa challenges that prevented some team members from joining us, this May 12-18, 2025 adventure proved to be exactly what our students needed to understand the global real estate landscape.

The Journey Begins

Our adventure started at Entebbe International Airport, where 14 eager travelers (including family members) gathered for what would become a life-changing experience. The Al Khoory Sky Garden Hotel became our home base in Dubai, offering comfort and convenience as we prepared to dive deep into the world of international real estate development.

Day One: Setting the Foundation

May 13th marked our first official day of learning. The morning was filled with presentations from distinguished speakers in the real estate industry. While we were disappointed that some scheduled panel discussions had to be cancelled due to time constraints – including a session on Diversity, Equity, and Inclusivity in East African real estate where GIPS was set to participate – the day still provided valuable insights into Dubai's property market dynamics.

Day Two: Behind the Scenes

The second day brought us closer to the action. Our first stop was Hamra Properties, where we gained insider knowledge about real estate operations in Dubai. The highlight was visiting SOBHA offices at Marina Residences, where we witnessed firsthand how modern real estate development operates at an international level. The day concluded with an excavation site visit, giving our students a comprehensive view of the development process from ground up.

Day Three: Beyond the Classroom

Sometimes the best learning happens outside traditional settings. Day three took us on an hour-long drive outside Dubai for more excavation visits. Without the pressure of formal lectures, our team had the freedom to explore and ask questions naturally. The day's adventure included visits to Ferrari Mall and City Shopping Centre, where students experienced the lifestyle aspects that drive Dubai's real estate demand.

Day Four: The Game Changer

This was the day that transformed our study tour from educational to transformational. At DANUBE Developers' office, we didn't just observe – we engaged. Meeting with the lead developer himself was an unexpected highlight that none of us will forget.

The developer's generosity was overwhelming:

  • He offered GIPS a 2-night stay in one of their furnished apartments so we could experience the quality firsthand.
  • Most significantly, he extended an offer for GIPS to send one intern annually to DANUBE.
  • We toured finished apartments, marveling at thoughtful details like soundproof rooms for washing machines to ensure neighbor comfort.

Our return visit to SOBHA offices provided additional insights into security systems, parking solutions, and interior design standards that set Dubai apart in the global real estate market.

The day ended on a high note with a desert safari tour, complete with refreshments and entertainment – a perfect way to celebrate our newfound partnerships.

Day Five: Cultural Immersion

Every good study tour needs a balance of learning and cultural experience. Day five was designated as a free shopping day, allowing our team to explore Dubai's commercial landscape. From Dragon Mall to City Centre Shopping, Green House, and Day Today, our students experienced the consumer culture that drives residential demand in Dubai's real estate market.

Day Six: Homeward Bound

As we checked out of our hotel and headed to the airport for our Emirates flight back to Uganda, there was a sense of accomplishment mixed with excitement about the future. We weren't just returning home – we were bringing back knowledge, connections, and opportunities.

The Impact: More Than We Expected

Professional Networking

The relationship established with DANUBE Developers represents a significant win for GIPS. The annual internship opportunity will provide our students with international experience that's invaluable in today's global real estate market.

Practical Learning

Our students gained insights into how different countries approach real estate development, from construction techniques to customer service standards. This exposure to international best practices will elevate their future careers.

Institutional Growth

GIPS successfully established its presence in Dubai's real estate community. The visibility gained through this trip, combined with the annual internship program, positions our institution as a serious player in international real estate education.

Lessons Learned

While the trip was largely successful, it provided valuable lessons for future planning:

  1. Visa Processing: Starting the visa application process earlier would help avoid disappointments and ensure full team participation.
  2. Value of Exposure: The transformative effect on our students confirmed that international study tours should be a regular part of our curriculum.
  3. Relationship Building: The connections made during this trip demonstrate the importance of face-to-face networking in the real estate industry.

Looking Forward

As we implement our follow-up plans with DANUBE and prepare for future study tours, one thing is clear: this Dubai experience has set a new standard for international engagement at GIPS. The knowledge gained, relationships formed, and opportunities created during these six days will benefit our students for years to come.
